Eton Properties Philippines, Inc., the real estate arm of the Lucio Tan Group, yesterday launched two office buildings that will cater to the business process outsourcing companies.

Eton president Danilo Ignacio in a press briefing, said the two buildings – one each in Quezon City and Mandaluyong City – were not part of the company’s seven priority projects the firm earlier announced.

He said the company decided to start the projects because of interesting demand for office space from BPO firms.

The first BPO project, called Eton Cyberpod Centris, is located in the company’s 12-hectare property along EDSA corner Quezon Avenue, Quezon City. It is the first of the three BPO buildings that will be built within the property.

The Cyberpod Centris, a 12-storey building, will provide 18,000 square meters of retail and office spaces. The project is scheduled for completion by the fourth quarter of next year.

Ignacio said the area was suitable for BPO firms because of its accessibility to a Manila Rail Transit station and other transportation modes.

The second project, called Eton Cyberpod Corinthian, is located at the corner of Ortigas Avenue and Mandaluyong City.

Cyberpod Corinthian will be composed of three four-storey office buildings on a 1.1-hectare property. Each building will offer 3,000 sq.m. of office spaces. The company will complete the first building in the second half of 2008.

Ignacio declined to divulge how much the company would spend for the development of the two new high-tech buildings.

Ignacio also said the company would launch its first mixed-use development in Sta. Rosa, Laguna called Eton City.

Under the plan, the 1,000-hectare project will provide a central business facility, a world-class golf course, several high-end residential projects and medium-rise buildings.

The project will highlight 10 one-hectare islands that would be sold at P100 million per island.

The first phase of the project will cover 150-hectare area called Lake Village, which will highlight the 10 islands and themed-water developments.

The second phase covers the retail development and central business district that will house several offices for business process outsourcing and residential condominiums.

Eton has launched eight new real estate projects so far, mostly high-rise residential condominiums located in Makati, Manila and Ortigas.
